Hurricane season in South Florida runs June through November, and a little preparation goes a long way toward protecting your home's AC and plumbing — and getting your comfort back fast after a storm. Use this checklist to get your Miami home storm-ready.
Before the Storm: Protect Your AC
- Turn off your AC at the thermostat and the breaker if a storm is imminent — this protects the system from power surges.
- Clear leaves and debris from around the outdoor condenser unit.
- If you have a hurricane strap or cage for the unit, make sure it's secure. Never cover the unit with plastic while it's running.
- Consider a surge protector for your HVAC system to guard against lightning and grid surges.
Before the Storm: Plumbing Prep
- Know where your main water shutoff is, in case a line breaks.
- Clear gutters, downspouts, and outdoor drains so heavy rain drains away from your home.
- If flooding is possible, limit drain and toilet use during the peak of the storm to reduce backup risk.
- Fill bathtubs and containers with water in case service is interrupted.
During the Storm
- Keep the AC off if the power is unstable — surges during outages are a top cause of compressor damage.
- Avoid running water through drains if there's a risk of sewer backup from flooding.
After the Storm: AC
- Before turning the AC back on, inspect the outdoor unit for debris, standing water, or visible damage.
- Wait until power is stable, then restore power at the breaker before the thermostat.
- If the unit was flooded or won't start, don't force it — have a technician inspect it to avoid further damage.
After the Storm: Plumbing
-
- Watch for signs of sewer backup, slow drains, or discolored water, which can follow heavy flooding.
- If you suspect a leak or a slab leak after the storm, get it checked promptly.

Common Post-Storm Plumbing Problems in Miami
After heavy rain and flooding, a few issues show up again and again: sewer backups when the municipal system is overwhelmed, gurgling or slow drains as water tables rise, sediment or discolored water in the lines, and water heaters or AC units that were exposed to standing water. If you notice sewage odors, slow drains across multiple fixtures, or an appliance that got wet, have it inspected before use - running a flooded system can cause bigger damage.
